The City of Greater Bendigo approved two residential projects on 2 July 2026 that together will deliver 185 new dwellings, one on Mitchell Street in Strathdale and the other on View Street in Flora Hill.
Median house prices across the region sit at $490,000, yet listings in the two suburbs have dropped 22 percent in the past year as buyers from Melbourne seek space while still reaching the city in under two hours by train. The timing matters because the state government released its updated regional housing targets in late June, requiring Greater Bendigo to show how it will accommodate an extra 4,200 residents by 2031.
The Strathdale site sits two blocks from the Bendigo Art Gallery and will include 95 apartments plus ground-floor retail. The Flora Hill development on View Street will add 90 townhouses on land formerly used by the Bendigo Community Health Service, which relocated its clinic to Hargreaves Street earlier this year. Both locations sit within 1.5 kilometres of the Bendigo railway station, a key draw for commuters who board the 6:12 am service to Southern Cross.
Local real-estate agents report that properties in Strathdale and Flora Hill now attract multiple offers within the first week, with median sale prices in those postcodes reaching $535,000 in the June quarter.
Construction on the Mitchell Street apartments is scheduled to start in September 2026, with the first units due for handover in March 2028. Townhouses in Flora Hill will be released in two stages, with prices beginning at $465,000 for two-bedroom homes and $525,000 for three-bedroom dwellings. The Greater Bendigo City Council has set aside 15 percent of both sites for affordable housing through its existing partnership with Haven Home Safe.
Prospective buyers should check the council’s online planning portal for final design amendments and contact local conveyancers early, as settlement periods on new builds in these suburbs have stretched to 90 days amid higher demand.
