The Strathdale project sits between the Bendigo Creek trail and the new Strathdale Community Hub, which opened in March. Lots range from 450 to 650 square metres and are priced from $265,000. Developers have committed to 20 per cent social housing through a partnership with Haven Home Safe.

Flora Hill rezoning adds density near arts precinct

Three kilometres away, a 92-unit townhouse development on Napier Street in Flora Hill received final approval last month. The site is two blocks from the Bendigo Art Gallery and the Ulumbarra Theatre. Council documents list an average unit price of $485,000, well below the $620,000 median for detached houses in the same postcode.

Transport modelling submitted with the application projects an extra 240 weekday vehicle movements on Napier Street once both projects reach completion in 2028. Council engineers have flagged the need for a new roundabout at the intersection with Bendigo Creek Road.

Buyers should check the latest VicPlan overlays for flood risk and bushfire management before signing contracts. Local agents report that properties within 800 metres of the new estates have already attracted 15 per cent more inspections than the same period last year.
