More than 40 rental listings in central Bendigo suburbs dropped from the market in the first week of July, leaving tenants whose leases expire before 31 August with few immediate alternatives inside the city limits.
The squeeze follows a national construction slowdown that has cut new home starts by 11 per cent in the past year, reducing the pipeline of investor properties that usually ease rental pressure in regional centres. Victorian first-home buyer schemes have also drawn some stock out of the rental pool as owners sell to owner-occupiers.
Flora Hill and Strathdale remain the most sought-after pockets for Melbourne commuters and remote workers, yet both suburbs now record vacancy rates under 1 per cent. Local agents report properties near the Bendigo Botanic Gardens and along the Midland Highway corridor in Strathdale attracting 20-plus applications within days of listing.
Median house prices across greater Bendigo sit near $490,000, but three-bedroom homes in Flora Hill are trading between $520,000 and $580,000. Weekly rents for similar properties average $480, up $30 on the same period last year. In Strathdale, comparable dwellings rent for $460 to $510 while purchase prices start at $495,000. The gap narrows further for units near the Bendigo Railway Station, where some first-home buyer grants can offset stamp duty costs.
Tenants are contacting the Bendigo Housing Office to register for the Victorian Housing Register ahead of lease end dates. Others are approaching landlords with offers to extend on month-to-month terms while inspecting properties in Kangaroo Flat or Eaglehawk, where stock is slightly higher. A smaller group is using the state’s shared equity scheme to purchase in Strathdale before the next round of rate rises takes effect.
Those still searching are advised to inspect mid-week, prepare bond and rent in advance, and widen their search radius to include streets within 10 minutes of Lake Weeroona to secure a lease before the September school term begins.
