The changes also tie into the council's existing Bendigo Regional Housing Strategy, which identified underused land near the railway line as a priority for infill rather than greenfield estates on the city fringe.
CoreLogic data released this month shows Bendigo's median dwelling price at $482,000 for the June quarter, down 2.1 per cent from the same period in 2025, with Strathdale recording the highest volume of new listings among northern suburbs.
