First-Time Buyers Dominate Flora Hill and Strathdale Auctions in Bendigo

First home buyers claimed 42 per cent of properties that went under the hammer in Flora Hill and Strathdale between January and June this year, according to clearance data compiled by local agents.

The result stands out against a statewide median house price of $490,000, where competition from Melbourne commuters and remote workers has pushed many entry-level buyers toward fringe suburbs. State grants under the Victorian First Home Owner Grant remain available for purchases up to $750,000, and the timing aligns with a slight softening in investor activity after interest-rate stability since late 2025.

Bendigo City Council’s Affordable Housing Action Plan, launched in 2024, has directed rate rebates toward properties in Flora Hill along View Street and in Strathdale near the Bendigo Botanic Gardens. The same plan partners with the Bendigo Community Health Service to fast-track applications for first home buyers who work at the health network’s two main campuses.

Price points and clearance trends

Median auction prices in the two suburbs sat at $465,000 for the six-month period, with five sales on View Street alone settling below $480,000. On 12 March a three-bedroom weatherboard at 28 View Street sold for $472,000 after two first home buyers held firm past the vendor’s reserve. Clearance rates for the postcode reached 68 per cent, seven points above the Bendigo-wide figure reported by the Real Estate Institute of Victoria for the same months.

Agents recommend obtaining pre-approval before the spring auction cycle begins in September, when listings traditionally rise by 25 per cent. Checking the latest grant eligibility through the State Revenue Office website before inspecting properties on View Street or around the Botanic Gardens remains the most direct route to securing finance in time for the next round of sales.
