New Houses Bendigo: 105 Estates by 2026

The Greater Bendigo Growth Areas project lists 105 estates in its July 2026 update. The tally covers developments tracked on openlot.com.au/bendigo and reflects ongoing residential land releases in multiple zones.

Annual Housing Target and Planning Framework

Greater Bendigo City Council has set a goal of 900 houses per year. This target forms part of the Greater Bendigo Housing Strategy and the Loddon Mallee South Regional Growth Plan. Five growth areas appear in the featured list: Marong, Junortoun, Huntly, Maiden Gully and Kangaroo Flat.

Current estates show a range of lot sizes and price points. Bartels Run in Jackass Flat lists lots from 315 to 643 square metres priced between $180,000 and $270,000 and is marked sold out. Viewpoint Bendigo Estate in Huntly offers lots from 360 to 880 square metres starting at $218,000.

Harlowe Bendigo Estate in Huntly lists lots from 270 to 893 square metres from $226,000 and packages from $505,023. Sandalwood Estate in Kangaroo Flat has lots from 305 to 1,167 square metres priced $259,000 to $400,000 and is sold out.

Marong Run Estate in Marong contains lots from 625 to 813 square metres at $265,000 and is sold out. Discover Marong Estate in Marong lists lots from 647 to 652 square metres between $269,000 and $272,000 and is also sold out.

Because the area falls under a regional city council category, a $10,000 First Home Owners Grant may apply to purchases or builds at $750,000 or less. Stamp duty concessions for first home buyers remain available alongside the grant. Exact transaction costs require contact with a local conveyancer.
