Bendigo projects create openings for local operators as stage one finishes and pipeline holds steady

Stage one of Prime Urban Group's $55 million Prime Business Park in East Bendigo has finished, delivering more than 10,000 square metres of workspace that can support up to 250 workers.

The completion comes as Greater Bendigo tracks 270 major commercial and industrial projects that are proceeding, equal to 98.8 per cent of the original pipeline with a combined value of $1.6 billion scheduled to start between 2024 and 2026. Total project value across all sectors rose in 2025 from the 2024 level, a shift tied to activity in agriculture, advanced manufacturing and retail.

Completed space already in use

Prime Urban Group has installed 12 office suites, 23 warehouse units, two factory spaces and a café at the 2.23-hectare site at 8-16 Rohs Road. Second-stage works have begun on the same East Bendigo block, with more than 1,000 precast concrete panels already placed. The project, which broke ground in December 2024, is described as Greater Bendigo's largest commercial hub under development.

A separate $12 million retail hub proposed at the Midland Highway and Howard Street intersection in Epsom remains before the City of Greater Bendigo council, with no decision issued at the early application stage. A four-storey office building with penthouse has also been lodged for 52 Queen Street in the CBD, replacing a house built around 1893.

Who stands to gain now

Construction contractors and fit-out suppliers have secured work on the Prime Business Park stages, while the 250 workers already accommodated in stage one create immediate demand for catering, cleaning and maintenance services. The wider pipeline of 270 projects keeps professional-services firms, plant hirers and materials suppliers occupied through the 2024-2026 window.

Council records show the Epsom and Queen Street proposals are still at assessment, so timing for further contracts remains with the planning process. Local operators can track the City of Greater Bendigo's public register for updates on the two applications and any new tenders released by Prime Urban Group for the remaining stages at Rohs Road.
